Objectives
WorkFlow Services were employed by Cadent Gas to undertake the design management, procurement and project management delivery of the relocation of a Pressure Reduction Installation (PRI) on a new housing development site in Bethnal Green.
The project involved supplying commercial and programming activities, all of the relevant safety and quality documentation along with the handover documents.
Solutions
The impact on the surrounding area was managed through weekly co-ordination meetings with Tower Hamlets council. Regular communications also took place between the care home adjacent to the site and the subcontractor, St William Properties who had begun to start work on the development site.
One of the challenges faced by WorkFlow Services was in managing final customer expectations. Due to the site constraints around access and the developer’s requirement to maximize the land available for redevelopment there were several workshops to give both developer extra land whilst protecting the gas assets.
Further difficulties arose during the build due to the large number of previously undiscovered services connected to the previous land use being uncovered, resulting in design changes during the construction period which were dealt with efficiently without causing programme creep.
Commissioning the new gas pressure reducing governor whilst keeping gas supplies flowing was technically challenging but this was achieved with no interruption to supply.
All materials were procured by WFS and the supply chain was controlled to ensure just in time deliveries to remove any site security concerns.
Benefits
The success of managing and delivering this project on time and £400,000 underbudget has resulted in several other projects being awarded to WorkFlow Services -Lea Bridge IP Pressure reducing Station rebuild with a 2m value being one.
